How much does Elated Living charge?

Our fees are a simple percentage of booking revenue, starting at 16% + VAT depending on which package you choose. There are no hidden costs — we only earn when your property earns.

Is short-term letting income actually better than a long-term tenancy?

In the right property and location, it often is — short lets typically have higher earning potential than a fixed monthly rent, because pricing responds to real demand rather than staying flat for a year. But it isn't guaranteed and depends heavily on your property and area. We'll always give you an honest view based on your specific property, not a headline number.

Which platforms do you list on?

We list and optimise your property across multiple platforms — including Airbnb, Booking.com and more — rather than relying on a single site, to attract as much demand as possible.

Am I responsible for cleaning and maintenance?

It depends on your package. With Self-Managed, you arrange your own cleaning and maintenance. With Fully Managed and Fully Managed Plus, we coordinate all of it for you.

Won't my property get damaged by guests?

It's the first question every owner asks, and a fair one. Guests are screened before booking, every stay is followed by a professional clean and check, and under Fully Managed and Fully Managed Plus, any damage claims are handled on your behalf via the platform's host protection or a security deposit process. Under Self-Managed, this stays with you.

Does my mortgage allow short-term letting?

Most standard residential and buy-to-let mortgages don't permit short-let use without your lender's written consent. We'd always recommend checking with your lender before getting started — many will grant consent, sometimes for a small fee, and there are a growing number of specialist short-let mortgage products if needed.

What about insurance?

Standard landlord insurance generally won't cover short-let use, so you'll need a specialist short-term letting policy. These typically cost a little more than standard cover but include the right liability and contents protection for guest stays. We're happy to point you toward providers if you need one.

Do I need a licence or planning permission?

It depends on your local authority. In much of the UK the answer is no, but London has the well-known 90-night rule for whole-home short lets without planning permission, and areas like Edinburgh and parts of Wales operate their own licensing schemes. Ensuring your property is compliant with local regulations is the owner's responsibility — we're happy to point you in the right direction, but the licence itself sits with you.

What about tax?

The Furnished Holiday Lettings regime — which gave holiday-let owners certain tax advantages — was abolished from 6 April 2025, so short-let income is now generally taxed the same as standard property income. Your exact position depends on your circumstances, so we'd always recommend speaking to an accountant familiar with property. We're not accountants and this isn't tax advice — just a heads-up on what's changed.

What if my neighbours complain?

We set clear house rules — no parties, no events, sensible guest numbers, quiet hours — and screen bookings to avoid problem stays before they happen. If an issue ever does come up, it comes to us to sort out, not you.

How and when do I get paid?

You'll receive a clear monthly owner statement showing revenue, costs and our management fee, with your earnings paid out on a regular monthly cycle.

What areas do you cover?

We manage properties across the UK. If your property is well-connected and in demand for short-term stays, get in touch — we're not limited to one city.

Can I switch packages later?

Yes. Plenty of owners start with Self-Managed and move to Fully Managed once they're comfortable — you can upgrade whenever suits you.

What if I want to sell or move back in?

It's your property — you stay in control of it. We work on flexible terms and reasonable notice, and we'll work around your plans, whether that's blocking out a few weeks for yourself or a clean handover if you decide to sell.
